Before I join IQI, I was a founder of an ordinary real estate agency in Ipoh, when I get a chance to know IQI’s platform, I realize this will be the future market trend for the real estate industry, so I decided to close down my firm and bring along my whole team of 25 members to join IQI ACE Group.

2008 is the year of changing my life.
I graduated from Civil Engineering in the Year of 1997. I have been trained in handling building works inclusive of site supervision works, quantity surveying works and site clerk works since I graduated and experiencing myself in contractor & consultant firms for almost 5 years in the Building Technical Division till 2001
Then I decided to change my work from the technical division to the services division in sales & marketing at developer firms. Along the pathway in handling sales & marketing of selling projects, I gained a lot of knowledge, especially on how to deal with customers, and how to market a new project starting from the design of the layout plan, façade of the building, the design of external environment such as landscaping works and also dealing in Government Authority for Plan submission & approval. I have been trained for almost another 7 years in the Sales & Marketing division from 2002 to 2008.
The year of 2008, I decided to make a change from salary workers to non-salary workers. This is the year whereby I pursue myself into a real estate career and start from zero. I learned from the beginning and learned how to get leads, appointment & and closing technic. I find myself really loving the job as a real estate negotiator. I started exploring this career and went further till I became a PEA (Probationary Estate Agent) in IQI. During this pathway from 2008 until 2023, which is almost another 15 years in the Real Estate Industry, I made myself not only is PEA but also a Licensed Auctioneer In Perak. Looking backward throughout the year, I really feel proud of myself for my Passion & Consistency in this Real Estate Industry.

I began my career at the age of 18, working in various dynamic fields as a salesperson for several years. This provided me with invaluable experience and insights across a range of industries. However, it was a chance encounter with our Team Manager, Eric, that changed the trajectory of my career. His introduction to IQI sparked a new sense of ambition within me, leading me to become the first recruiter for the Ipoh Branch.
From the outset, I believed in IQI's vision and platform. I saw it as not just a company but a community of like-minded individuals striving for excellence in the real estate industry. With each passing day, I immersed myself in learning and adapting to the challenges of being the Person-In-Charge (PIC) of the Ipoh Branch. Despite the initial apprehension, the journey was exhilarating, and I soon realized that IQI was the perfect environment for my personal and professional growth.
One of the most rewarding aspects of my role was the opportunity to mentor and nurture talent within my team. I made it my mission to recruit individuals who shared my passion and drive, guiding them towards success. As I climbed the ladder of achievement, I found fulfillment in sharing my knowledge and experience with others, helping them realize their full potential.

Sr Yap Zenith holds a BSC(hon) in Property Management from the University Teknologi Malaysia(UTM). He is a Registered Estate Agent E2153 and a member of the Board of Valuers, Appraisers, Estate Agents, and Property Managers Malaysia.
He is also a member of the Association of Valuers, Property Managers, Estate Agents, and Property Consultants in the Private Sector Malaysia(PEPS) and a member of the Malaysian Institute of Professional Property Managers(MIPPM).
He has 15 years of experience in the real estate sector, managing sub sales and project marketing. Now He was appointed as Head of Team in IQI ACE Group in Nov 2020 with 400 negotiators under his team.
